Downsize Your Home and Upgrade your Lifestyle

Poolside livingWe live in a society where “bigger” equates to “better” – big automobiles, big yards, and big houses represent status in most people’s minds. With all this pressure, it can be difficult to think about downsizing to a smaller house. But do you really need or want to maintain square footage that you don’t really need?

But downsizing your home size doesn’t have to mean downsizing your lifestyle – in fact, it can be just the opposite!

However, there are important things to consider before you do so. If you’ve got a lot of equity in your home, should you some of the new home’s purchase and have some additional cash on hand, or should you pay for the home outright if you can? These are important questions to ask and the answers may not be as clear in the beginning as they are for someone who as been through the process.

Buyer’s Advantage Group offers a home downsizing boot camp that answers and things to consider around these types of questions and more such as:

  • Your particular downsizing goals
  • Longer term loans vs. shorter term loans based on those goals
  • Types of loan programs to consider
  • What to look for when hiring a listing or buying agent
  • Home inspections
  • Closing attorneys

Buyer’s Advantage Group is a Buyer’s Advocate, so you won’t get some schpeil and be talked into listing your home. This boot camp is for people who want to downsize and need solid, factual information upon which to move forward.

Downsizing can be a pretty exciting thought… you may want to trade in all of that yard work for a condominium with a professionally landscaped common area, pool, sauna, and gym. Or perhaps start a fresh new look by redecorating a newer, smaller space. If you’re thinking along these lines, this boot camp is a great place to start moving forward!

You Can Help Your Real Estate Agent Find You A Great Home

Working with a good real estate agent can be a great way to find a great home. Without a real estate agent, you’re forced to do all the searching and footwork yourself. Simply put, a good real estate agent can help you get a better house quicker.

Your real estate agent still needs your help, though. Here are four specific ways that you can help your real estate agent find you the right house quicker:

  • Tell your agent exactly what you want and do not want in a house. If you can make a list of what you need and don’t want, that’s even better.
  • Know what you can pay. Get pre-approved on your loan or at least talk to your banker so you know exactly what your price range is.
  • Give your agent exact feedback. After viewing a house, tell your agent what you do and do not like about it. Be specific – this information will help your agent search more accurately.
  • Ask your agent if there is any other info they need to search more accurately for a house for you.

Follow these steps and your agent will be much better equipped to help you find the house of your dreams!

Tips For Getting Your Kids Involved In Buying A Home

If you’re a parent, you may have wondered how much and how you should let your kids get involved in buying a home. Since your home will have a major impact on your family’s life, it’s a good idea to let your kids be involved in the process if possible.

Here a few tips that will help you when you’re buying a home with your family:

1: Don’t take your kids to see every house you see. Taking your kids every time you look at a home will likely lead to tired kids and exhausted parents.

2: Let your kids see houses that you’re interested in. If you’ve found a house that you think you might make an offer on, just ask your real estate agent if you can bring your family back to see it. Show your kids the bedrooms, the yard, and the stuff they care about - skip the furnace, septic system, and all those boring details.

3: Let your kids have input into the buying decision. After you take your family to see a house, ask the kids for their feedback. Not only will they appreciate being asked, you’ll probably learn something you hadn’t noticed about the house. Kids see things from a different perspective than adults do, and they may point something out to you that could be invaluable in making a good decision.

Bonus: Make sure your kids behave themselves. Your real estate agent will not appreciate it if you let your kids run all over the house exploring it for themselves. Take your kids on a guided tour and make sure that they are very careful not to damage anything.
