What Do Single Women Want?

More single women are buying homes in Raleigh/Durham/Cary than ever before! So, what are they looking for in a home? The top three reasons unmarried women give for wanting to buy a home are:

  1. Desire: a strong desire to own her own home
  2. Resizing: she wants more or less space
  3. Relocating: wanting to be closer to work, school or family.

Current trends among these forward-thinking women include:

  • 3 out of 4 women will spend less than $200,000
  • Prefer 2 or more bedrooms
  • Less likely to choose new construction
  • Prefers urban location
  • More willing to compromise on size and/or cost to get other amenities
  • Will not compromise on location or quality of the neighborhood
  • Prefers condominiums with well-run home owner associations to single family homes
  • Smaller spaces are more acceptable
  • Security is essential/gated access is desirable
  • Enjoys socializing with neighbors
  • Close proximity to stores, shopping and fitness centers

Another exciting trend we are seeing embraced by women in the real estate market is shared home ownership. This is a way to get everything you want in your home and take advantage of all of the benefits of home ownership. All with less expense! We are likely to see an increase in floor plan designs offering multi family living as a result of this new way of buying a home.

As far as investments go, joint home ownership often offers a higher ROI because the investor is able to purchase higher income producing properties than she might be able to if she were the sole investor. Higher priced income-producing properties will appreciate at a higher rate.
