Building A Custom Home: The Advantages of Working with Buyers Advantage Group Realty

A Custom Home Builder constructs a one-of-a-kind home that is designed for a specific client and for a particular location. The Custom Home Builder may use plans created by an architect or by a professional home designer. Some Custom Home Builders also offer professional design services. Because each house is unique, Custom Home Builders generally construct only a few (less than twenty-five) homes a year.

In most cases, Custom Home Builders construct on land the home buyer already owns. However, some Custom Builders will provide the building lot. Planning to build a custom new home is an exciting time. In order to enjoy your home building experience to the fullest, we thought you might like to know what to expect from the home building process. The chronology that follows is a guideline for the custom building process. Production builders will have a process which will consist of a more limited homebuyer role during construction. Use this guide as a basis to understand the time and participation required by you when looking to build a custom new home.

Buyers Advantage Group Realty Outline to the Custom New Home build process:

  1. Site Selection
    • Establish total purchase price/budget
    • Work with Realtor/Builder/Designer
    • Establish any home design requirements
    • Discuss Lender options
    • Find perfect lot, submit offer to purchase
  2. Plan Design
    • Preliminary plan and price established
    • 1st deposit required (Typically non-refundable)
    • Full set plans developed
  3. Construction Contract/Lender Submittal
    • Construction Contract signed
    • Lender reviews loan application, verifies financial information
    • Lender issues construction loan (usually within thirty days)
    • Builder/Buyer schedule Pre-Construction Conference
  4. Stage 1 Selection Decisions
    • Choose Exterior Materials
    • Choose Exterior Color Scheme
    • Choose Entry Door
    • Choose Roofing
    • Choose Cabinets, Built-ins, Tops
    • Choose Appliances
    • Finalize Deck Design
    • To ensure a high standard of quality and attain the projected completion date, changes after this point are not recommended
  5. Loan Approval/Pre-Construction Conference
    • Loan Approval received
    • Homebuyer conference with Builder to explain your building process, review selections, custom features, and home orientation on lot
    • Submit Stage 1 Selections for review with plans and bids
  6. Start of Construction
    • Approximately thirty-ninety days after initial meeting
    • Builder obtains final permits, plan start package, surveying and construction begins
  7. Site Visitation Policy
    • Common sense rules for safety
  8. Stage 2 Selection Decisions
    • Submit next selections at Framing/Electrical Review
    • Choose Interior Color Scheme
    • Choose Wallpaper
    • Choose Flooring Selections
    • Choose Light Fixtures
    Accessories Package (mirrors, shower door, towel/paper holder, etc.)
  9. Framing/Electrical Review
    • Framing stage inspection with Builder/Buyer is scheduled just prior to electrical installation
    • Homeowner/Private Inspector reviews the framing, plumbing, hvac, and electrical
    • Opportunity for Purchaser to confirm the correct installation of custom features
    • Submit Stage 2 Selections
  10. Change Order Policy
    • Please review policy with Builder
  11. Accessories/Landscaping Review
    • Third Formal meeting to review accessory locations
    • Submit Landscaping plans/Driveway Layout
  12. Pre-Closing Orientation/Settlement
    • Purchaser contacts utility companies
    • Builder conducts an orientation of home, demonstrating operation of features
    • Builder explains Home Care, limited warranties, and service policy
    • Purchaser inspects home prior to settlement, signs for acceptance
  13. Warranty/ Service Programs Suggestions
    • Builder warrants home for one year to be free from any defects in the electrical, plumbing, heating, cooling, and ventilation systems (required)
    • Builder warrants home to be free from any defects in materials and workmanship for one year (required)
    • One-Year Anniversary Service Appointment (suggestion)
    • One-Year Anniversary Drywall Service (suggestion)
  14. Extended Commitment To Homebuyers
    • Appliance Warranties
    • Mechanical Contractor Warranties
    • RWC 10-year Limited Warranty
